If I had a Hammer, I Would Build in New Kent County Virginia

By Elaine VonCannon, ABR, SRES, Associate Broker, Notary, Team Leader, Property Manager, Award Winning Agent

New Kent County Virginia is a rural area filled with the flavors of the American South. It is quiet enough for peaceful relaxation, and still situated less than 45 minutes from Richmond and Williamsburg. Those who want to retire, relocate, or purchase a second home in New Kent County Virginia may read my companion article "Retirement and Leisurely Living: Historic New Kent County Virginia". The following relays information about the timeliness of investing in New Kent County.

Smart Growth in New Kent County
A recent trend towards 'smart growth' in New Kent County will alter some of the landscape, but not the overall tone and demeanor of this picturesque county. Professionals and retirees from Richmond want to live in New Kent County because they are tired of the overpopulated city and suburban areas, but still need to commute there for business or family obligations. New Kent County is also turning into a bedroom community for Williamsburg, located just one half hour away.

Invest in New Kent County at the Bottom Tier
New Kent County is sandwiched between two Virginia Counties: Henrico County -north of Richmond, and James City County - South of New Kent County and encompassing Williamsburg. Both counties are 80% built out and approaching capacity in the coming years. When a homebuyer purchases property or a residence in Henrico or James City County, he or she is accruing equity. But the buyer is still at the top tier of the ladder in pricing. When purchasing in New Kent County, the buyer is at the bottom tier as far as price range is concerned. To make a smart investment in property, where equity will have a larger chance to grow, purchase property in New Kent County at the beginning of the growth spurt. Brickshire Golf Community and Farms of New Kent are the largest upscale developments in New Kent County.

Brickshire Golf Community
When Bluegreen Corporation, a New York Stock Exchange Company, first approached New Kent County to build a premiere golfing community there with a Curtis Strange Signature Golf Course, there were quite a few skeptics. The general feeling was that nobody would want to live in New Kent County, or build there. Now Bluegreen Corporation is laughing all the way to the bank. Approximately 1,000 homes will be built in Brickshire Golf Community. The lots are completely sold out and only re-sells are available. Farms of New Kent
A massive building project was recently approved by the New Kent County Board of Supervisors in late May of 2005. Farms of New Kent will build out 2,520 acres surrounding the Route 249/106/609 intersection at Talleysville as a planned unit development. The New Kent Charles City Chronicle called this "the largest single development approved in the county. The plans approved by the Board of Supervisors include 1,450 age restricted (at least one occupant over 55 and none under 18 allowed) houses, 650 general market homes, 300 estate lots, 100 resort cottages, and a village center with 150,000 square feet of space surrounding a farmer's market at the center." Another 18-hole championship golf course is also in the works, a winery and vineyard, country inn and spa, three clubhouses, an equestrian center, bed and breakfast, and a polo field. It may take 15-20 years to build out the residential and commercial real estate space.

Kentland: Commercial Property
This parcel of land is approximately 6 minutes drive from the town of Providence Forge. It is directly opposite Brickshire and Royal New Kent's Entrance and is zoned commercial. A small one-stop gas plaza, a Dairy Queen, and a car wash are the only retail stores located there presently.

Retire, Relocate or Purchase a Second Home in New Kent County NOW
If I had a hammer, I would build in New Kent County Virginia. Ray Davis, a Board Supervisor said, "a recent survey listed New Kent County as the 72nd fastest-growing county in the nation and third fastest in the state." The time to buy in New Kent County is right now.
